Two single-ply membranes dominate flat roofing. How EPDM and TPO differ, where each fits, and how to choose for your home or building.
EPDM is a synthetic rubber membrane, a single-ply system installed in large sheets with seams that are adhered or taped. Its dark color absorbs heat, and the rubber stays flexible in cold weather, which suits New Jersey winters. It is a proven, straightforward option for flat and low-slope roofs.
TPO is a thermoplastic single-ply membrane with seams that are heat-welded into one continuous sheet. Its light, reflective surface bounces heat back, which can help keep a building cooler in summer. Heat-welded seams are a strong point for leak resistance.
Both systems suit homes with flat sections, additions, garages, porches, and commercial buildings with flat roofs. The right choice depends on the building: sun exposure, whether heating or cooling costs matter more, the existing roof structure, and budget priorities. There is no single best system for every roof.
Both systems need a clean, dry, properly prepared deck and correct flashing at edges, drains, and penetrations. TPO welding needs trained installers and the right equipment, and EPDM seams need careful adhesion. For maintenance, keep drains clear, check seams and flashing after storms, and schedule periodic inspections. Stuart installs and maintains both systems for homes, additions, and commercial buildings.
